HOAs in Nevada are governed by NRS Chapter 116. A few of the protections every Indigo owner should know about:
General information only, not legal advice. Laws change, so always check the current statute.
Owners can review the association's books, records and other papers, including financial statements and the reserve study (NRS 116.31175).
Board meetings are open to owners, and owners have the right to speak on agenda items (NRS 116.31085).
The Ombudsman for Owners in Common-Interest Communities, part of the Nevada Real Estate Division, assists owners with HOA questions and complaints.
Recorded documents like the CC&Rs and the subdivision map are public records in Clark County.
