Indigo's upkeep has slipped badly. The park grass is dying, the dog waste stations are broken, rats are spreading through the neighborhood, the green zones are stained with oil, and cars are parked everywhere. This page keeps an honest, dated record of what is wrong and whether it gets fixed.

Indigo's maintenance route map splits the community into seven rotating weekly detail zones and marks the truck stops and dog stations. Its own note is plain: the property needs to be walked weekly for trash and dog waste.
The Association shall "own, maintain, and otherwise manage all of the Association Property and all facilities, improvements, and landscaping thereon."
Read the section CC&Rs §8.10"No rubbish or debris of any kind shall be placed or permitted to accumulate anywhere within the Project," nothing may render it "unsanitary, unsightly, or offensive."

Owners can review the association's books and records, including the budget, reserve study and contracts, under NRS 116.31175. The CC&Rs also require a reserve study and an annual CPA audit (§5.1). Ask what is being spent on landscaping and pest control.
Board meetings are open to owners, and owners have the right to speak. Show up together and bring the photos.
